Construction – Overall Management & Timeline
Panattoni has appointed MCS Group to be the Principal Contractor for this project, and MCS will oversee the entire construction process from an on-site office. The construction works are expected to have a duration of approximately 55 weeks, starting in April 2026 and finishing in May 2027.
The permitted hours of operation for the site are from 7.30am to 5pm Monday to Friday and from 7.30am to 1pm on Saturdays. No work will take place on Sundays or bank holidays.
The current indicative timeline for the works is as follows:
APRIL 2026
Set-up of initial vehicle access from High Street; set-up of equipment & welfare facilities on-site; erection of site hoarding; start of works on-site
MAY 2026
Creation of new vehicle access from Hoad Way
MAY – AUGUST 2026
Groundworks, including installation of foundations & site-wide drainage system

JUNE 2026
Opening of new vehicle access from Hoad Way & closure of initial vehicle access from High Street

JULY 2026 – FEBRUARY 2027
External works across the site, including creation of service yards, paving, fencing & landscaping

AUGUST – NOVEMBER 2026
Above-ground construction of the building

Installation of off-site connection to surface water sewer on Woodfield Way via High Street

NOISE, VIBRATION & DUST
Measures will be taken to limit noise and vibration caused by the construction works, including the use of acoustic barriers where appropriate. Plant and machinery capable of generating significant noise and vibration levels will be operated in a manner to restrict their duration, and static plant and machinery shall be sited as far away as possible from inhabited buildings or other noise sensitive locations. All plant and machinery in intermittent use shall be shut down in the intervening periods between works, and wherever possible mains electricity or battery powered equipment shall be used instead of diesel- or petrol-powered generators.
Measures will also be taken to suppress dust generated by the construction works, including the damping down of work areas where appropriate. Regular sweeping of on-site access roads will be carried out as well as wheel washing at the site access to prevent deposits being left on the highway after leaving the site. In dry conditions damping down of road surfaces will also be carried out to control dust.
