New employment units

on land east of Hoad Way, Theale

Design – Layout & Appearance

Panattoni has planning consent to erect a 9,645 sqm commercial building on the land east of Hoad Way, creating two units for light industrial, general industrial and / or storage & distribution use.

 

The building will be a simple rectangular structure, aligned with the High Street but set back from the site boundary by a minimum of 33 metres.  The site’s existing boundary planting will be retained except where losses are necessary to create vehicle and pedestrian access points, and new trees and shrubs are to be planted across the site to better screen the new building over time.

Vehicle and pedestrian access will be provided from a new priority junction on Hoad Way, with a service yard and car parking area in front of both units.  An additional pedestrian access will also be provided from the High Street, with a new pedestrian crossing connecting the site with the existing pavement on the north side of the street.  The precise designs of both of the Hoad Way junction and the High Street pedestrian crossing are yet to be approved by West Berkshire Council.

The building will be 13 metres tall – equivalent to approximately four-and-a-half storeys – and largely wrapped in coloured metal cladding, with shades ranging from white to dark grey.  A glazed entrance to the units will be provided at either end of the building on the front elevation (Bath Road side), with the glazing continuing along both of the side elevations (Hoad Way side and M4 side).  The rear elevation (High Street side) would be entirely metal-clad, with no glazing or access points into the building.

The roof will be mostly metal-clad, interrupted by rooflights for the units below, and solar PV panels will cover much of the roofspace.  The roof will be gently pitched but the 13-metre elevations will exceed the highest points of the roof, meaning that the building appears flat-roofed from ground level.
